This Sacramento Short Sale Agent is Now a Free Dog

Sacramento short sale agentTwo things in this universe that mean the most to me (outside of family and pets) are my MLS access and my Display Key. For what seems like an eternity now, I’ve been using a token, some screwy little device that continually changes a series of 6 digits, which I have to enter into a security box as my final step to access MLS. When MetroList first came out with this token, I discovered that it was possible to sign on to MLS without it by entering an emergency security word.

Every time I signed on without the token, I’d get a warning at the bottom of the screen that this was a limited-time option. Yeah, right. I bet they say that to every agent. Except for the time when I really needed to get access and was denied. MetroList denied my access because I had used up all of my free entries. Ever since then, I carry my token everywhere.

I was delighted, of course, when MetroList announced it was doing away with the token dealie-bop and going to a password-protected security system. The only problem was they were doing it in alphabetical order by your last name. This was one of those times that I wish I had my maiden name back. I’m at the bottom of the alphabet.

I liked being in the B’s when I was in school. There are advantages to having a last name that starts with the letter B. You might think it’s better to be in the A’s, but it’s not. See, if you’re in the B’s, you can watch the A’s make mistakes, learn from those mistakes and be prepared when your name is called. The A’s are pioneers. Pioneers get arrows in their backs.

Being at the very bottom of the MetroList conversion system meant that this morning was the day I would get to enroll in the new system and become a free dog from that stupid little token. I could hardly wait to get out of bed. Today was a day to celebrate. Of course, I overslept. So, I was probably one of the last agents in Sacramento to choose an image, give it a name, select 3 password questions and answer them. I got a kick out of the onscreen notice that said MetroList does not remember your passwords and can’t give them to you. That tells me MetroList expects a lot of phone calls.

As for the display key, I canceled out my cellphone MLS account because the procedure to access the lockbox was ridiculous. I was required to use a FOB along with my cellphone to open a lockbox. It didn’t make sense to have to use 2 devices, not to mention, the BlackBerry BOLD didn’t seem to work with the eKey system unless I removed the battery and put it back in. Now, I have a new display key that looks like something George Jetson would use to monitor a baby crib.

I have discovered that it malfunctions as well. I used my display key over the weekend while listing a Sacramento short sale. It opened the box for the key, but it refused to unlock the shackle. There is a trick to it. When it doesn’t work, you can simply insert a straightened paperclip into the itty bitty hole, and the device will reset. That’s the problem with relying on technology. Technology doesn’t always work. The message for today is if you’re touring homes with a Sacramento agent, be sure to carry a paperclip with you, because the agent probably doesn’t have one.

Buying a Short Sale Home is a Bit Like Buying Shoes at Macy’s

FRONTBuying a home these days is a little bit like buying a pair of shoes at Macy’s. After listing a Sacramento short sale in Del Paso Manor last week, I stopped at Macy’s in the Country Club shopping center on El Camino. Macy’s was having a shoe sale, and I needed a few pairs of flat, brown shoes. Figured I’d grab them before the spring colors arrived.

The store was mobbed with buyers. There was one sales clerk to serve them, and he had one arm. OK, his arm was in a sling, but still. I picked up eight pairs of shoes to try on; however, Macy’s had only one pair in a size 6. It had no inventory, just like our Sacramento real estate market. This was madness.

Its sale rack also had very few size 6 shoes. Most shoe stores put size 6 shoes on display, yet even the display shoes were size sevens or eights. I suppose Macy’s needs to continue paying the rent on the store even if it’s not producing any income.

This new Lincoln Crossing listing isn’t producing any income either because the tenant is moving out today. It’s available as a short sale, and there’s only one lender. It’s possible this home could get short sale approval in April and close escrow in May.

If you’re looking for a 2-story with more than 2,400 square feet and a big lot, this home is for you. The kitchen is open to the family room and overlooks the back yard. It has an island with tile and a breakfast nook. There is a formal dining area in the living room as well.

This KB home built in 2005 features 4 bedrooms, which include an enormous master suite, and 2 1/2 baths. The master bath has a sunken tub plus double sinks in the vanity. I measured the master suite, and it’s approximately 20 feet by 20 feet. You’ll find the other 3 bedrooms upstairs and laundry. Hurry, there’s not much like this home for sale in Lincoln Crossing.

Del Paso Manor Short Sale Home Offered for $195,000

FrontLast Friday, I put first-time home buyers for Del Paso Manor into escrow. I had been showing them homes in this area for several weeks because Del Paso Manor was their targeted neighborhood. Del Paso Manor has the features they wanted: a neighborhood where homeowners know each other and are friendly, plus it’s close to a park, schools, the Del Paso Country Club and the Country Club Shopping Center. Not to mention, Del Paso Manor is easily accessible from Highway 50 by going up Watt or Business 80 by driving down El Camino.

Yesterday, I took a new short sale listing in Del Paso Manor. This is a delightfully updated home built in 1950. It has mostly hardwood floors with a light-colored pretty laminate in the kitchen and bath. Each of the bedrooms is big. The seller selected the bedroom with the huge walk-in closet as the master suite, but I probably would have chosen the bedroom with access to and which overlooks the gigantic .253 acre back yard. The yard has many trees, among them a camellia, an orange tree and a crepe myrtle.

The home has newer central heat and air, a whole house fan and a tankless water heater, which means you will never run out of hot water, and a tankless water heater helps to save on your utility bills. You’ll also find a wood-burning fireplace in the living room, plus a mission-style stained glass front door. Each of the rooms except the bath has a solar skylight tube in the ceiling, which let in plenty of light. Laundry is located in the attached one-car garage.

If you need RV access, you’ve got it. The lot is very long, so there’s room for several boats as well. The back yard is perfect for dogs, and the seller has installed front and rear sprinklers for ease of watering.
